Bookings
A deposit of approximately 20% is required if booking more than 6 weeks in advance. Please contact Mr & Mrs Spencer using the details provided for the accurate amount to be paid.
Once the deposit is received, the booking will be confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice. The deposit is non-refundable once the booking is confirmed.
The balance of the rental charge, along with the breakage deposit, is payable not less than 6 weeks prior to the start of the holiday. Failure to pay the balance and breakage deposit in full by the due dates, will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of this payment because ‘reminders’ are not routinely issued. The breakage deposit is £100.00 and this will be returned to you within 14 days of your departure. A £50.00 cleaning fee is applicable for the entire duration i.e. either short stay or longer stay.
Bookings made less than 6 weeks prior to the arrival date must be paid in full at the time of booking.
Cancellation of the booking by the holidaymaker should be made in writing via email or telephone call as soon as possible. We always advise you to have adequate Holiday Insurance which will fully cover cancellation.
Please Note: We operate a STRICT cancellation code but we will issue 100% refund within 24 hours after booking provided that the stay is at least 60 days away should you change your mind and, a 50% refund of the amount paid if you cancel at least 6 weeks before check-in.
The booking deposit is non-refundable once a holiday booking is confirmed.
In the unlikely event that the property becomes unavailable and the property owner has to cancel the booking, Mr and Mrs Spencer will endeavour to find the holidaymaker suitable alternative accommodation. If suitable accommodation cannot be found, the holidaymaker shall be entitled to a full refund. Mr & Mrs Spencer shall only be liable to return the monies received and no compensation or consequential losses shall be paid.
Miscellaneous
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, the behaviour of the holidaymaker and/or any of his/her party is found to be unacceptable.
The maximum number of guests permitted to stay in this property is 4 and furthermore, only those people named on the booking form are entitled to stay. We provide a travel cot for a baby if necessary. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the entire party will be asked to leave immediately without a refund. Sub-letting or assignation of the let is prohibited.
Pets are not permitted.
Smoking is not permitted.
Parties of any type are forbidden – especially Hen and Stag parties.
Liability, Breakages & Cleaning
The property owner takes no responsibility for the personal possessions of the holidaymaker or any member of their group. Vehicles and possessions are left entirely at the risk of the holidaymaker and, children must be supervised at all times.
We are aware that accidents happen so please report all breakages/damages to the Manager or Mr and Mrs Spencer at your earliest convenience. Minor breakages will not be charged. It will be at the discretion of the Manager and cleaning team as to the charges for more serious damages.
We would like to think the holidaymaker would treat the property as they would their own home and, at the end of the holiday, the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
Your Breakage Deposit, minus any reductions or charges, will be returned to you within 14 days of your departure.
